Understanding the True Cost of Building a Custom Home

One of the very first conversations we have with every new client is about the cost of construction. It’s also one of the most important.

A question we hear all the time is:

“What’s the cost per square foot to build a custom home?”

The reality is that there isn’t a simple answer—or a magic number.

Why Cost Per Square Foot Can Be Misleading

While cost per square foot is often used as a benchmark, it can vary dramatically depending on how a builder calculates it.

For example, some builders only include above-grade living space in their calculations, while others include the basement, garage, covered outdoor living areas, patios, and other spaces. These different approaches can produce very different numbers, even when comparing similar homes.

Neither method is necessarily right or wrong. The key is understanding what is actually included in the calculation before making comparisons.

Start with the Total Investment

Rather than focusing on a single cost-per-square-foot figure, we encourage our clients to think about their overall investment.

Whether your budget is $1 million, $2 million, or $5 million, the total project budget is what ultimately drives the design process.

From there, we work backwards to allocate the budget across every component of the project, including:

  • Building design
  • Engineering and consultant fees
  • Permitting
  • Landscaping and site development
  • Interior and exterior finishes
  • Construction

This holistic approach provides a much clearer picture of what is achievable while helping avoid unexpected costs later in the process.
